Do you have leaky basement walls? The issue of our times is a changing climate and the impact that has on all of our lives. As the air becomes warmer and temperatures rise up, that means a more intense water cycle, with more moisture evaporating into the atmosphere.
That leads to changes in rainfall patterns and more storms. Downpours are more intense. There is more snow, which melts more rapidly.
With an increase in precipitation comes an increased risk of flooding. If you own or rent a house with a basement in Etobicoke, you know what we are talking about.
The home’s foundation drainage system is interconnected and complicated, just like french drain, it includes the city’s sanitary sewer lateral, perhaps a storm service lateral (in newer homes), a weeping tile system that channels water away from the foundation, drain pipes. Any failure there leaves the home exposed to flooding.
Cost of waterproofing can total thousands for your Etobicoke home
For most people, purchasing a home will be the most significant investment they make in their lives.
How many of us though have directly experienced, or heard horror stories, about walking down the basement stairs to find a foot or two of water or a cascade of water pouring into a finished basement through a clogged-up window well during a heavy rain storm, personal possessions being washed away forever in some cases.
Cost estimates to fix water damage vary – but it’s in the thousands, all to repair or replace drywall, floors and hardwood, or anything electrical. Those home repair costs go up the more the water damage is left untreated, or if the homeowner is dealing with clean water instead of a sewer backup or contaminated water. Around $1.7 billion is paid out in insurance claims due to water damage in Canada each year.
Moisture will spare no part of the home – timber, block structures, floors, and bricks. Many people spend a lot of money finishing a basement, perhaps creating a rental apartment for income purposes, all to help push up the value of that investment, only to have to do the work again.
For homeowners, the issue becomes balancing the potential repair costs associated with a flood with buying flood insurance from your provider. That becomes even more of an issue for people living next to waterways – in case a river or body of water overflows.
Then there are the health effects – water damage leads to mould and mildew growth. You look at it and it seems harmless, but mould spores can travel anywhere, and can lead to throat and eye irritation, coughing, headaches, fatigue, fever, skin problems, nasal congestion, nose bleeds and allergies. It is important to not only get rid of it when you see it, but stop it from showing up in the first place.
Hydrostatic pressure and water leaks
So why does water leak into your basement?
Maybe you have heard the term “hydrostatic pressure”. By definition, it’s the pressure exerted on a fluid at equilibrium (not flowing) by the force of gravity. Hydrostatic pressure increases the deeper you get from the surface due to the increasing weight of the fluid from above.
Hydrostatic pressure is the reason you see water leaks in the basement walls of a home. Water that is building up against the foundation wall will eventually leak through eroding concrete, at the joint where the poured concrete floor meets the wall, and through cracks in the wall, mortar joints or floor if left un-checked.
With more precipitation, that becomes more of a factor, especially as the soil becomes more saturated. The more loose the soil, the more water it absorbs. That expanding soil also puts more pressure on the foundation walls. In the event of heavy rain or a rapid snowmelt, water tables will rise, putting pressure on a basement.
Window wells are one of the main causes of water leaks in to the basement. If your Toronto home has this issue you should contact a waterproofing professional.
Basement waterproofing will take care of this issue as we will install an array of systems to protect your home from flooding, call Canada Waterproofers today!
Cracks along window wells
Window wells are a weak spot in the foundation, and are susceptible to cracking which can cause them to leak.
A crack will leak if your basement isn’t waterproofed properly, Canada Waterproofers knows exactly how to repair those basement cracks the correct way, Call today for your free basement waterproofing estimate!
Cinder block wall cracks
Older foundations are generally built with cinder blocks and this is fine until they age. As the wall ages then the mortar between the blocks tends to loosen or crack which allows water to enter the basement.
Sump pumps have many benefits when installed correctly, but they can also cause problems if they are not installed correctly, or they fail due to either age or just bad quality, there are many good Sump pump systems that will last the test of time, and also there are many backup and warning systems that can be installed.
Drains and sewers backup causing water to enter basement
A drain that is backing up is a big issue and should be addressed immediately, you could have a root issue or even a broken sewer pipe that could be letting raw sewage enter your basement.
If you are seeing water rise from any drain in the basement then is it time to call in the professionals. Canada Waterproofers are filly licensed and insured and we will get your clogged sewer running in no time!
Concrete slab cracks causing leak in basement floor
A crack in a concrete slab could mean a few things, but the most common is hydrostatic pressure, which is a build up of water pressure under your slab trying to escape and eventually will push up and crack the slab, but also a crack may be less sinister, and it could just be shrinkage. Watch out for a white powder around the cracks which is the tell tale for hydro-static pressure.
Weeping tiles are an important part of protecting your home from water entering your basement.
If a weeping tile becomes clogged or broken then water pressure will build up and enter into your basement either through the base of the wall or through cracks in the floor.
This type of leak may be caused by a few things, one is that the weeping tile has failed, and another is that there is a crack in your cinder block foundation and water is entering into the hollow blocks and showing up at the base of the footer.
A professional will be able to find the cause of your leak.
You can’t control the weather, but you can control how well you protect your home. If you want to stop water from leaking into your basement there are a number things you can do on your own before contacting waterproofing contractors.
Landscaping should be a focus. You need to keep the water away from the house. Slope the ground away from the foundation, around six to 10 feet. Install asphalt or patio stones next the home, so water doesn’t settle into the soil.
Make sure the eavestroughs and gutters around the home are clean. Water will overflow if they are clogged by dirt or leaves and will over-saturate the ground next to the foundation or basement walls.
Make sure downspouts are directed to where you want the water to go, like a garden.
A window well with a clogged drain can lead to water flooding in through the basement walls. Placing covers over each of the window wells will help keep out leaves and other debris that can lead to clogs.
Clear snow away from the home’s foundation during winter regularly.
Protect your HVAC system – make sure the furnace and water heater is not sitting on the basement floor.
But if you really want to stop the problem of flooding at its source, you need exterior waterproofing or interior home waterproofing system.
Weeping Tiles
For the average homeowner, not in the waterproofing business, a French drain, also called a weeping tile, is a trench filled with gravel or sand that contains a perforated pipe with filter fabric.
The purpose of a French drain is to redirect ground water or surface water away from building foundations. In the case of a home, the French drain is usually installed around the foundation on the external side.
We have said it before – with more instances of heavy rainfall, more water is being absorbed into the ground, next to the home’s foundation, meaning there is more water pressure on the concrete walls.
Concrete is a porous material, so over time, especially as the house shifts, cracks will form in the walls, leading to water leakages into the basement. Older foundations built with cinder blocks held together by mortar are particularly susceptible to erosion.
The size of the French drain or weeping tile depends on the anticipated volume of rainwater or runoff. Consult a professional from Canada Waterproofers about this.
Dig a trench alongside the footing of your house. The French drain will intercept water before it can enter the basement.
The French drain pipe is something you can pick up from a Home Depot or Canadian Tire. Rigid PVC with pre-drilled holes is a type of pipe that’s preferable in part because you can clean it with a plumber’s snake if need be.
The trench should be at least two feet wide. If the objective is a dry basement, make sure the pipe is positioned below the slab or finished floor level.
Lay the pipe down on the virgin soil. Make sure the holes in the pipe are pointed downwards. All the groundwater is sitting along the bottom, so it can then percolate into the pipe.
Wrap filter fabric around the pipe so dirt or weeds don’t obstruct the system. Pour one-half feet of gravel on top and over the side of the pipe.
The filter fabric is also laid over the gravel to prevent soil from getting through and clogging the perforated pipe that you just laid down. It is important that the French drain or weeping tiles don’t become clogged. If that happens then water pressure will build up and leak into your basement, through the base of the wall or through cracks in the floor.
Back-fill the foundation with topsoil, bringing it back up to its original grade level. Compact the soil every two feet.
Landscaping is a big focus at this point in the job. Always slope the ground away from the home’s foundation, around six to 10 feet. Install patio stones or asphalt next to the home, so water doesn’t settle into the soil.
A French drain is much easier to install during new home construction. It gets more challenging with older homes, especially if you have taller basement walls and you need to dig deeper to the footing level. Landscaping, cement walkways or backyard decks might need to be ripped up to install the French drain.
Installation is labour-intensive if you take it on yourself. It’s not something you want to install incorrectly, because going back in again to install it properly will be costly. Call a professional to take care of the job.

**Update ** I just hired Canada Waterproofers again to waterproof the front of my house. The veranda addition had... separated from the original foundation and the gap caused water to pour in during heavy rainfalls. Water seeped in through the front too. Team of four guys arrived at 8am and finished the whole job by 4pm. My front lawn was left better than when they arrived. Their pricing is fair. They're a professional operation. Don't even bother with RCC and getting other quotes. I can't imagine a better experience with hiring a contractor.Original ReviewI've hired Carl and his team twice, once at my previous home and and my current home. I hired Carl to do external waterproofing in the back corner of my home and install a backwater valve at the front. Great experience. Carl is honest to deal with with great pricing. His waterproofing team did the whole back corner in a single work day - from excavation to cleanup. Unreal. As for the backwater valve, once again, best price. Work was done well from start to finish.read more
Highly recommended for waterproofing and plumbing. The Canada Waterproofing team was professional and efficient (the... job was completed in two very long days). They responded promptly to a couple of issues we had. Their plumber Val Borysevych is also outstanding; he quickly identified and fixed a leak from a bathroom shower into the garage. We recently called him again to replace some very old (1957) shower faucets, and he cheerfully went above and beyond to get a difficult job done.read more
Very impressive company.First of all Valentyn is a nice person, very good at assessing the problem (experienced), and... easy to work with.He came at the appointment time and assessed the issue very quickly. He determined that the cylinder needed replacing to fix the lukewarm water issue (cylinder allowing mixing of water) and that the spout was causing the leak behind the wall.It all made sense, based on where the leak was damaging the wall.He reseated the old, loose spout with new (orange) plumbing tape (thicker than white tape) and it screwed in tightly to the vertical. The new cylinder will be ordered to replace the old one, if available. Otherwise, Valentyn will redo the faucet system. He explained how this would all be done if that needed to happen. We are very happy with Valentyn and and would recommend him to anyone.read more

Valentyn was exceptional from beginning to end. When I posted on HomeStars requesting quotes for my project Valentyn... stood out from the other 2 companies as he was the only one who asked detailed questions to understand what work I needed done. He even went over and above by picking up my new vanity and toilet from Lowes. Valentyn’s attention to detail showed and he made sure no detail was overlooked. He even replaced a piece of trim from where the old vanity had been. The work was completed with perfection, everything cleaned up and the bathroom now looks amazing. When he noticed that the existing pipe had a tiny leak he replaced the line when other remedies didn’t work. He was punctual and professional, and the cost was reasonable. I would definitely call Valentyn for all future plumbing needs and highly recommend him.read more

He gave us a reasonable and honest quote with 25 years warranty, he even help us to apply for the Basement Flooding Protection rebate. We had a very minor basement drain backup recently, and after searching through and calling a number of companies on... Homestars, decided on Canada Waterproofers. Carl arrived and after checking out all the basement pipes and the washroom/kitchen locations, concluded that it a temporary clog, that has since cleared. He mentioned that I do not need to spend the extra money to send the snake into the drain, but if I really wanted to, he could do it. Carl's professional opinion helped me to understand better how the drain and pipes are connected, and allowed me to put my mind at ease that this was likely a rare one time occurrence. He also provided a few tips on maintaining the pipes to prevent potential future clogging. After all this, he told me that there would be no charge. Very professional, knowledgeable, and honest. I had Canada Waterproofers waterproof the exterior of my home in September 2024 and they did an exceptional job.They... set up an appointment to meet with me to discuss and inspect the areas which required waterproofing. They inspected the areas both from the outside as well as the inside. They provided detailed explanations of the work they felt was required based on their inspection and then provided me with a detailed written quote. They didn't pressure me for an immediate answer, instead they followed up with me days later to discuss whether or not I wanted to proceed. Once I agreed, we set up a mutually agreeable date for the work to commence. The workers were polite, professional and worked in an organized manner. They only opened a trench the length they could complete in a day so there was never a trench left open overnight. Each day they opened a new section to work on until they completed all areas. They completed all of the work over three full days which we found very impressive. They left the job site as they found it and even our neighbours commented on how efficiently and tidy their work was. We also found the price reasonable considering it required a lot of manual labor. Slava took the time to explain how the waterproofing works, how the sump pump works and even explained to us about our back up water valve (which was installed previously). I am always skeptical of companies in these types of industries receiving so many 5-star reviews but with this one, I... get it. Similar to others, we had a fantastic experience with Canada Waterproofers. They did interior waterproofing (with sump pump installation), camera inspection and service pipe replacement (from outside the house), as well as a main water valve change for us. Andrew/Andrii (the client rep) was a joy to deal with; responsive, friendly, detail-oriented, and gave the most competitive quotes (balancing experience and price) out of the many places I reached out to. Andrew the technician and the rest of his team were also great; they were on time, worked efficiently but carefully, and were communicative and professional throughout. We had a complicated service pipe issue that required detailed inspection and some analysis on how best to tackle it and Carl (the owner, I believe) came to do the inspection himself, who was extremely knowledgeable and clearly very experienced. We received detailed quotes before accepting the jobs as well as professional looking packages with warranty certificates, etc. following completion. The way this company presented itself - which it then backed up with its work - made us feel confident and comfortable throughout the process and brought my anxiety way down (which is not an easy thing to do, as I'm sure Andrii, who patiently answered my many, many calls and questions, can attest to). I was always kept informed of the project's progress and any concerns that I had were addressed immediately. This is very professional company and their work has been first class. Canadian weather is extreme, to say the least. And unpredictable. Your home will likely be the biggest financial investment you will make. The definition of “home” also goes far beyond any financial connotation. It’s where you rest and re-energize. It’s where you raise your family. For many of us it’s where we work. “Home” needs protection against those weather elements.

Basement waterproofing your home is like putting on a warm, dry coat, protecting you against those elements. Canada Waterproofers is the “Canada Goose” of home waterproofing professionalism, particularly when it comes to the basement waterproofing methods we utilize. Ideally, we recommend exterior waterproofing service in Toronto. However sometimes there is no other option than to waterproof from the inside.
Either way, your home will be protected. We guarantee your satisfaction with our lifetime warranty on our 6-stage exterior waterproofing option. Don’t settle for cheap, low quality material. Call us today to receive only the best!
Foundations that leak cause all kinds of damage to your basement walls – whether you live in an older home, or one that’s newer. If your basement is leaking then there is no time like the present to have it repaired. And if it’s not leaking, there still is no better time than now to add that extra layer of protection.
When a basement is excavated for exterior waterproofing, the soils that will be back-filled around the new foundation will be much looser soil than the surrounding, undisturbed ground. The problem with this is that loose earth will collect water much faster than undisturbed virgin soils. After the foundation walls are poured and the ground is backfilled then that soil that surrounds the new foundation will collect water and hold that moisture up against the new foundation walls. This water accumulates and eventually will enter into the foundation walls as they age and deteriorate.
How can I stop my Toronto basement from leaking?
The only way to relieve this pressure is to install protective layers on the walls, through a system of weeping tiles and electric pumps, so that this accumulation of water can be redirected away from the foundation and allow the surrounding soils to eventually dry and settle.
A leaking foundation may seem daunting to fix, but we can assure you that with the right waterproofing methods your basement will stay dry, in large part via a series of foundation protective coatings, and sealers, which will keep the water from penetrating your foundation walls. Weeping tiles will carry water away from your foundation and protect your basement from flooding in the event of extreme weather. A membrane will protect the wall from damage and keep your waterproofing system intact for a lifetime.
Why is it important to stop leaks & waterproof your basement?
Moisture can cause all kinds of damage to concrete, timber, bricks, and block structures, which in the end can cost you thousands of dollars in structural repairs.
Maintaining a dry basement is more important than you think, as mould spores can travel throughout your home and cause all kinds of health issues. Although a little leak may seem harmless, without the protection that proper waterproofing provides that leak could be detrimental to the health of you and your family.
Waterproofing your basement from the inside is a great option for certain houses, although we always prefer to protect your basement from the outside. Unfortunately sometimes there is no other option but to waterproof from the inside.
Things you should know
Many companies like to tell you that waterproofing from inside is the best option. They’ll tell you it best protects your foundation walls from water damage. But the truth is a little different.
Although you may not have any other option but to waterproof from the inside, at Canada Waterproofers, we always advise you to go into your waterproofing project with your eyes open.
The truth
Waterproofing from the inside will stop water from entering into your finished basement, allowing you to enjoy a dry living space. However there will always be a little bit of water trapped behind the membrane of the foundation, which will over a very long period of time deteriorate your walls.
What not to do after waterproofing your basement walls from inside
You run the risk of condensation building up after interior waterproofing is installed if the wrong insulation and vapour barrier is used, which could mean mold behind your walls. We like to call this the mold sandwich.
What is a mould sandwich?
A mould sandwich is when you have two waterproof membranes – a waterproofing membrane and vapour barrier, that doesn’t let moisture escape, allowing your rock wool insulation to become saturated, which will turn to mould.
So there you have it – a mould sandwich.
How do I stop this situation?
There are ways to avoid this situation and it’s very simple (We are not trying to scare you out of waterproofing from inside!).
After waterproofing is complete, all you have to do is have it spray foamed during the refinishing of your basement. Yes, it’s as simple as spray foam.
Spray foam becomes its own vapour barrier, eliminating that mold sandwich, so instead of having two waterproof membranes you get a continuous membrane, as the foam sticks to the waterproofing membrane and seals and insulates.
This method of waterproofing was introduced into Toronto many years ago and now interior waterproofing is effectively keeping Toronto homes dry and free from leaking.
Protect your investment
Waterproofing has become popular in the last decade, as people are finishing basements more often in Toronto and the surrounding areas. Many Toronto homes have a very close proximity to each other and the only way to protect these homes is to install interior waterproofing prior to finishing the job.
The average cost to finish a basement is around $50,000, and this is why it is very important to have your basement waterproofed prior to spending this kind of money.
If a basement is finished with drywall and a leak occurs, not only does all the drywall have to be re-done but also the flooring, and baseboards, so that all the mold can be removed. With the damage, you would normally be looking at an additional $20,000 to $30,000 in cost.
A new waterproofing system can then be installed prior to refinishing your basement – saving you any unnecessary extra cost.
How much will it cost to waterproof my basement from inside?
Waterproofing from inside is much more cost effective than exterior basement waterproofing. That’s why many people opt for the internal option.
Interior waterproofing in Toronto ranges from $65 to $125 per foot. The determining factors are concrete thickness, height of basement, amount of footage, commercial or residential, accessibility etc.
The best way to find out how much a project like this would cost you is to give us a call. We will give you a free onsite assessment.
Will insurance cover my flood?
Insurance companies are great for many things, but if you mention to the insurance adjuster seepage or leaking after your basement gets flooded due to any type of leaking, which includes window wells, cracked, leaking foundation, sump pump failure, then we are afraid you are on your own.
Give your insurance company a call to add extra coverage so that you can be more protected.
Delta-ms drainage membrane is the final layer of protection that is applied when waterproofing your basement from the outside, This product is amazingly high quality that all other products try to simulate.
