Markham foundation leaks, private drains & flood protection

Basement Waterproofing Markham

A wet basement in Markham may involve an older sanitary connection, foundation drains, a failed sump route, surface water or a localized wall defect. We separate those systems before recommending construction—and before treating a municipal rebate as part of the budget.

Start with the connection diagram

The same storm can expose foundation, sump and sewer weaknesses

Markham’s rebate program distinguishes backwater valves, weeping-tile disconnection, sump installation and lateral repairs because they address different routes. A useful inspection does the same before demolition begins.

Information that makes the inspection more useful

  • Where the water appeared first and whether it was clear or contaminated
  • Whether downspouts enter the ground or discharge visibly across the lot
  • Which lower fixtures slowed, gurgled or rose during the event
  • How quickly the sump filled and where its discharge line terminates
  • Any prior permit, rebate, CCTV or lateral-repair documentation
Markham’s private-plumbing framework

Flood protection starts by separating public sewers from private connections

The City maintains municipal systems, while the homeowner is responsible for defects on private property. Markham asks owners to report basement flooding to Waterworks, obtain program approval before eligible work and follow the permit and inspection sequence.

Older neighbourhood connections

Buried roof water can add flow where it does not belong

Markham’s completed downspout program investigated higher-risk areas in Thornhill, Milliken, Unionville and Markham Village. A downspout disappearing below grade should be traced rather than assumed to reach an acceptable storm outlet.

Subdivision surface routes

Swales must still function after landscaping changes

Newer lots commonly depend on designed side and rear grades. Raised gardens, patios, fences, pools and settlement can interrupt those paths. The inspection must confirm the downstream outlet before recommending regrading or a collector drain.

Private laterals

A blockage or collapse can imitate a municipal backup

Storm and sanitary laterals carry flow from the property to City infrastructure. Roots, settlement or structural failure on the private side can cause recurring basement symptoms, which is why CCTV evidence may be required before rebate-approved work proceeds.

Markham’s rebate is active—but pre-approval comes before installation

The City lists maximum rebates of $1,750 for an indoor backwater valve, $2,000 for an outdoor valve, $3,000 for gravity redirection of weeping tile, $5,000 for weeping-tile disconnection with sump installation, and $2,500 for storm or sanitary lateral relining or repair. Eligibility is restricted and the City requires Environmental Services approval, technical review, permits and inspections. The current permit deadline is April 30, 2027, with rebate applications due July 31, 2027.

Plan the visit around the property history

Tell us about buried downspouts, old repairs and rebate goals

Photos of the entry point matter, but so do pipe records, previous flooding dates and existing equipment. Mention whether you are seeking Markham rebate eligibility so pre-approval and permit sequencing can be discussed before work begins.

  • Private foundation and plumbing routes assessed separately
  • City technical-review requirements identified before installation
  • Repair scope linked to evidence—not the maximum rebate

Request a free Markham assessment

Provide the Markham address, contact information, water-entry description and any City correspondence. We will follow up to schedule the assessment.

Step 1 of 3
Complete Markham service directory

Coordinate waterproofing, drainage and plumbing without confusing their jobs

Each service below solves a defined part of the problem. Some projects legitimately combine systems, but each item in the quote should have a clear reason, endpoint and limitation.

Foundation leakage and concealed entry points

These methods address water arriving through the wall, a specific opening, the footing zone or the perimeter beneath the slab.

Interior Basement Waterproofing

Interior drainage opens a controlled path beside the footing so recurring seepage can reach a basin instead of travelling across the basement floor.

Often useful when: several lower wall sections become wet, the cove joint leaks repeatedly, exterior excavation is obstructed or foundation drainage must be redirected to a new sump.
Review interior perimeter drainage

Exterior Basement Waterproofing

Source-side work exposes the foundation, repairs defects and installs wall protection while allowing direct inspection of drainage at the base.

Often useful when: one outside elevation is accessible, waterproofing has deteriorated, a wall joint leaks or landscaping work already creates a practical excavation window.
Explore source-side waterproofing

Basement Leak Repair

This diagnostic service works outward from an isolated stain, testing likely joints, windows, service penetrations and exterior conditions before a larger system is proposed.

Begin here for: a wet finished corner, moisture under one window, an addition seam or leakage that appears only during rain from a particular direction.
Trace an unexplained entry point

Foundation Crack Repair

When a poured-concrete opening is confirmed as the route, the repair method is chosen from crack condition, wall access and whether surrounding exterior protection also requires attention.

Supporting evidence: a repeat drip follows one vertical crack or form-tie point while the broader wall and floor perimeter remain dry.
Compare crack-sealing approaches

Eligible protection devices and exterior drainage

Markham may subsidize certain private-plumbing measures, but the device must fit the failure and follow the City’s approval process—not simply appear on the rebate table.

Sump Pump Installation

A sump system receives disconnected foundation water and lifts it to an approved outlet. Basin volume, pump capacity, discharge head, alarm and backup strategy are designed together.

Inspect when: the basin rises quickly, cycling is frequent, the unit is aging, no outage protection exists or the discharge returns toward the wall.
Design the sump and discharge route

Backwater Valve Installation

Installed on the correct storm or sanitary lateral, a valve permits normal outbound flow and closes when municipal flow attempts to reverse toward the home.

Confirm first: which lateral backed up, whether wastewater or stormwater was involved, where the valve can remain accessible and whether other connected fixtures need protection.
Assess indoor and outdoor valve options

French Drain Installation

A stone-and-pipe collector can intercept shallow yard water along a deliberate route, provided it has enough fall and an acceptable discharge destination.

Possible applications: a low side yard, runoff trapped by hardscape, water approaching a walkout or a drainage corridor that cannot be corrected through grading alone.
Confirm whether a French drain fits

Foundation alteration, lateral failure and emergencies

These scopes cross structural, drainage and plumbing responsibilities. Engineering, permits, inspections and restoration should be assigned before work starts.

Basement Underpinning

A structural engineer defines staged foundation support so the floor can be lowered while new slab, drainage and waterproofing details are integrated into the renovation.

Relevant to: a major older-home conversion where headroom is inadequate and the project budget includes design, permits, excavation and structural sequencing.
Plan a permitted underpinning project

Sewer & Drain Repair

CCTV and drainage testing locate a private-lateral problem and distinguish a routine obstruction from root intrusion, deformation, settlement or collapse.

Warning patterns: repeated cleaning provides only temporary relief, several fixtures slow together or inspection records show a structural pipe defect.
Investigate lateral repair or relining

Emergency Service

During active water entry, the immediate priorities are electrical safety, contamination avoidance and source control. Permanent repair follows after the failed route is identified.

Urgent conditions: a sump basin is overtopping, sewage is entering occupied space, a pump will not start or a pressurized leak cannot be safely isolated.
Get help during active flooding
Route the problem before choosing the rebate item

What changed inside or outside the Markham home?

Choose the closest observation to identify a logical service page. The tool does not determine City eligibility or replace a technical review.

Educational guidance only. Markham program approval, plumbing layout and permit requirements must be confirmed before installation.

Match the method to the private connection

A rebate category is not automatically the correct repair

Start with what the measure controls, then verify the evidence and limitation. On mobile, every row becomes a labelled card rather than an unreadable sideways table.

Repair pathControlled routeClues that support itBoundary of the method
Interior drainageCollects foundation seepage along the basement perimeter and routes it to designed removal.Multiple wet wall sections, cove-joint entry or foundation water requiring a new sump destination. It does not repair a collapsed lateral or prevent sewage reversal.
Exterior waterproofingTreats the source-facing wall and adjacent footing zone after excavation.Leakage aligns with one reachable elevation where outside protection has failed.Utilities, additions, decks and property-line access may constrain the work.
Crack sealingCloses a confirmed opening through a poured foundation wall. One crack activates during rain while the nearby wall remains dry.A local repair cannot manage general block-wall or footing-zone seepage.
Weeping-tile disconnection and sumpSeparates foundation drainage from the sanitary lateral and pumps it to an approved outlet.Connection mapping confirms foundation water enters the sanitary system.City approval and permits are required; the pump does not stop sewer reversal.
Backwater valveStops reverse flow through the selected sanitary or storm lateral. The backup route is identified and the valve location can remain serviceable. It will not prevent groundwater from crossing a wall or floor joint.
Lateral repair or reliningRestores flow through a damaged private storm or sanitary connection.CCTV identifies deformation, roots, collapse or another persistent structural defect.Pipe repair does not waterproof the foundation or correct surface grading.
Inspection before rebate application

Move from private-system evidence to City-reviewed work

For rebate-related measures, the project sequence matters. Installing first and asking later can undermine eligibility.

Diagnose

Identify the incoming route, affected lateral, foundation connection and observed failure.

Pre-approve

Submit the City technical-review material and obtain direction before eligible work proceeds.

Permit

Complete required CCTV, plumbing or building-permit steps and define the written scope.

Inspect

Have completed work inspected and retain invoices and documents for the rebate application.

Across Markham’s established and growing communities

Local service without creating thin neighbourhood doorway pages

Markham Village, Unionville, Thornhill and Milliken include many of the areas examined in the City’s historical downspout program, while Cornell, Wismer and other newer communities rely heavily on planned lot drainage. One comprehensive page supports all of them.

Verified waterproofing and plumbing feedback

Look for evidence of diagnosis, documentation and follow-through

From the initial basement inspection with Andrew to the completion of the project by their highly efficient crew, the entire process went smoothly and without a hitch. The team of four completed the waterproofing in just one day, and I was extremely impressed by their professionalism—from organization to thorough clean-up. Andrew is very personable, and his excellent communication skills reassured me that I had chosen the right company after extensive research and meeting with several others. They did our full exterior waterproofing, sump pump with battery backup, and backflow valve installation over 10 years ago. We had recurring basement flooding but we haven't had a single drop of water in our basement for over a decade. Slava has always been available by text and has even responded to me in the middle of the night during extreme cold when my sump pump alarm was going off. He gave me advice to fix it myself and resolving the problem without having to pay for a service call - a frozen discharge pipe. We recently had Slava back out to do a proactive maintenance check on our pumps and battery backup. He was honest, fair, and didn't try to upsell us on anything unnecessary. It’s rare to find a company that stands by their work this long and is still around to support it. If you want a permanent solution and a team that actually answers their phone, I can’t recommend them enough.

Owner's reply
Thank you so much for taking the time to share this — it really means a lot to us. Knowing that your basement has stayed completely dry for over 10 years is exactly why we do what we do. We’re glad Slava was able to help when you needed it most, especially during extreme weather. Standing behind our work and being there for our customers long after the job is done is something we take a lot of pride in. Thanks again for trusting Canada Waterproofers Toronto all these years. If you ever need anything in the future, we’re always just a call or text away.

Slava and his team were extraordinary. We got several quotes. His was competitively priced and clear as day. He took the time to address all our questions--with good humour and professionalism. He even talked us out of doing some (unnecessary) additional work. The waterproofing was top-notch professional. They did the work efficiently, cleanly, and on time. I cannot recommend these guys enough. Bravo.

I want to take a moment to thank Slava and his team at Canada Waterproofers for yet another outstanding job. Over the years, I’ve had two properties that required waterproofing, and I wouldn’t trust anyone else with the work. I genuinely wish more contractors operated with the same level of professionalism and care. Their multi-layered waterproofing approach is thorough and truly sets them apart, ensuring the warranty they provide is backed by real quality. They also maintain an exceptional level of cleanliness—leaving the site spotless every time. There is no detail left behind or overlooked - "I’ve never seen another company finish the top edging of the waterproof membrane so neatly; nothing is loose, flapping, or left undone. They have mastered every step of the process, and the quality of their work is unmatched. I would highly recommend them.

I'm so happy I went with Slava and his team at Canada Waterproofers for my basement interior waterproofing and sump pump installation. From the first inspection through to the end of the work, their care and attention to detail really stood out. I could tell Slava really cared about getting to the root of the issue, and he really went above and beyond to investigate all possible sources of leakage and recommend additional measures I could take to safeguard against future issues. He was very transparent and fair in his quote, communication was quick and smooth throughout, and the work was completed very quickly and to a high standard of quality. As a younger female homeowner I unfortunately sometimes have to contend with condescending, dishonest or dismissive attitudes from prospective contractors, so it was very refreshing to feel nothing but respect from the Canada Waterproofers team. They really treated me as an equal working together to solve the problem, and it made for a very positive and empowering experience out of what could have been a very stressful one (no one wants to have to deal with basement flooding!) They are also very knowledgeable and helpful in applying for city rebates. Highly recommended!

Owner's reply
Thank you so much for the incredible review! We’re truly grateful you trusted Slava and our team with your interior waterproofing and sump pump installation. It means a lot to hear that the communication, investigation process, and transparency stood out for you — we always aim to diagnose the real root of the problem, not just put a quick patch. We’re especially glad you felt respected and supported throughout the process. Every homeowner deserves honesty, clarity, and professionalism — and we’re proud that you felt that from start to finish. Thank you again for recommending Canada Waterproofers — and if you ever need anything in the future, we’re always here to help!

Markham rebate and waterproofing questions

Confirm eligibility, sequencing and repair limits before signing

The City program is detailed and deadline-driven. A contractor’s quote is not the same thing as City approval, and the largest available rebate is not necessarily the system your property needs.

Does Markham currently offer basement flood-protection rebates?

Yes. Markham’s Private Plumbing Protection Rebate Program supports qualifying backwater valves, weeping-tile disconnection, sump-pump installation and storm or sanitary lateral work. Approval is conditional: the property and proposed measure must qualify, and the City’s review, permit and inspection process must be followed.

How much can Markham rebate for a backwater valve?

The City currently lists a maximum of $1,750 for an eligible indoor valve on a sanitary or storm lateral and $2,000 for an eligible outdoor installation. These are maximums, not automatic payments. Obtain Environmental Services approval and the required permits before installation.

What is available for weeping-tile disconnection and a sump pump?

Markham lists up to $3,000 when weeping tile is disconnected from the sanitary lateral and redirected by gravity to the storm lateral, or up to $5,000 when disconnection is paired with eligible sump-pump installation. The permitted outlet and full connection plan must be approved.

Can lateral relining or repair qualify?

The current program lists maximum rebates of $2,500 for eligible storm-lateral work and $2,500 for eligible sanitary-lateral work. CCTV inspection is part of the technical-review process, and the City must determine that the proposed work and property satisfy program requirements.

What must happen before rebate-related work starts?

First determine the required measure with a qualified contractor, then submit the City’s technical-review application. After initial approval, the process may require licensed-plumber CCTV records, final technical approval and a building permit. Installation should not begin until the required approvals are issued.

What are the current Markham program deadlines?

The City page states that the deadline to obtain the building permit is April 30, 2027 and the rebate-application deadline is July 31, 2027. Program terms can be amended, so verify both dates and the current forms directly with Markham before committing to the schedule.

Is every Markham home eligible for the rebate?

No. The City says the property must be in a known flood-prone area or demonstrate local flood risk, and it must satisfy municipal standing, documentation, downspout, approval, permit and code conditions. The City—not the contractor—determines program eligibility.

Should basement flooding be reported to Markham Waterworks?

Yes. Markham asks residents to report basement flooding so Waterworks can investigate and advise how to proceed. City staff handle blockages on City property; inspection and repair costs for problems found on private property remain the owner’s responsibility.

Why do buried downspouts matter in older Markham areas?

Roof water connected to the sanitary sewer increases flow during long or intense rain and can contribute to surcharge and basement backup. Markham completed a multi-phase disconnection program in higher-risk parts of Thornhill, Milliken, Unionville and Markham Village. A buried downspout should be traced before it is rerouted.

How do I choose interior versus exterior waterproofing?

Use the confirmed source and access. Interior drainage can collect recurring wall-base or footing-zone water and can coordinate with a sump. Exterior excavation treats an accessible wall from the outside. Neither replaces a backwater valve or repairs a damaged lateral, so plumbing and foundation symptoms must remain separate.
