A leak that starts during snowmelt points us toward different checks than sewage arriving through a floor drain. We document the weather, first wet location, water appearance, sump-pump behaviour and exterior drainage before narrowing the repair.

Why local drainage conditions belong in the diagnosis

Barrie reaches across two watershed jurisdictions. Much of the city drains toward Lake Simcoe and Kempenfelt Bay through local creek systems, while western Barrie falls within the Nottawasaga Valley Conservation Authority jurisdiction. Heavy rain, spring snowmelt and blocked local drainage can increase runoff, but a regional flood notice still does not prove how water entered one basement.

Snowmelt and storm runoff

Frozen or saturated ground can limit infiltration while melting snow and rain move toward lower areas. Check whether downspouts, swales and surface grades are sending water away from the house before assuming the foundation membrane has failed.

Sump discharge matters

The City of Barrie does not allow rooftop, foundation-drain or sump-pump water to discharge into the sanitary sewer. A working pump still needs a legal outlet that moves water away without creating ice, erosion or drainage problems for nearby property.

Sewer water is a separate risk

The City identifies roots, pipe settlement, breaks and accumulated material as possible causes of sanitary-lateral backups. Sewage entering through a drain or fixture calls for plumbing and lateral investigation—not a generic foundation-waterproofing proposal.

Barrie’s Disconnect to Protect rebates

Qualifying property owners may receive support for correcting illegal downspout, foundation-drain or sump-pump connections. The City requires an eligibility visit before the work; previously completed work does not qualify.

They did our full exterior waterproofing, sump pump with battery backup, and backflow valve installation over 10 years ago. We had recurring basement flooding but we haven't had a single drop of water in our basement for over a decade. Slava has always been available by text and has even responded to me in the middle of the night during extreme cold when my sump pump alarm was going off. He gave me advice to fix it myself and resolving the problem without having to pay for a service call - a frozen discharge pipe. We recently had Slava back out to do a proactive maintenance check on our pumps and battery backup. He was honest, fair, and didn't try to upsell us on anything unnecessary. It’s rare to find a company that stands by their work this long and is still around to support it. If you want a permanent solution and a team that actually answers their phone, I can’t recommend them enough.

I'm so happy I went with Slava and his team at Canada Waterproofers for my basement interior waterproofing and sump pump installation. From the first inspection through to the end of the work, their care and attention to detail really stood out. I could tell Slava really cared about getting to the root of the issue, and he really went above and beyond to investigate all possible sources of leakage and recommend additional measures I could take to safeguard against future issues. He was very transparent and fair in his quote, communication was quick and smooth throughout, and the work was completed very quickly and to a high standard of quality. As a younger female homeowner I unfortunately sometimes have to contend with condescending, dishonest or dismissive attitudes from prospective contractors, so it was very refreshing to feel nothing but respect from the Canada Waterproofers team. Can a Barrie sump pump discharge into the sanitary sewer?

No. The City states that rooftop, foundation-drain and sump-pump drainage cannot connect to the sanitary sewer. A surface outlet should send water onto a suitable pervious area and away from the foundation without draining onto sidewalks, roads or neighbouring property. Existing indoor discharges to a laundry tub or floor drain should be assessed for correction.
